A 3,400 sq. ft. turnkey build: 40′ x 65′ commercial office with an attached 40′ x 20′ shop, built from cleared lot to move-in by one Lamance Construction crew, start to finish.
If you’re a business owner in Wise County or anywhere across the Dallas-Fort Worth metro, you know the problem: you need real office space and a place to keep equipment, inventory, or a work bay, and you need both under one roof, on one slab, built by one contractor who won’t disappear between phases.
That was exactly the challenge our client brought us for this project in Boyd, TX. They didn’t want a generic pole barn, and they didn’t want to manage three separate contractors for dirt work, steel, and finish-out. They wanted a single commercial metal building that looked professional from the parking lot and functioned as a real workplace on the inside, with a dedicated shop bay attached for equipment and overflow storage.
Lamance Construction handled the entire scope in-house: site prep and excavation, a heavy-duty concrete foundation engineered for the combined load of an occupied office and a working shop, full steel building erection, and a complete interior office finish-out. No subcontractor hand-offs, no gaps in accountability: one turnkey commercial construction timeline from cleared lot to move-in.

Phase 1: Site Preparation & Concrete Foundation
Every durable metal building starts below grade. Our crew began with full-site excavation and grading to establish a level, compacted pad capable of carrying both the office structure and the attached shop without differential settling between the two use cases.
Because this building would carry an occupied commercial interior on one side and equipment loads on the other, the foundation couldn’t be an afterthought. We poured a heavy-duty reinforced concrete slab sized to the full 40′ x 65′ + 40′ x 20′ footprint, with thickness and reinforcement matched to the anchor-bolt and structural load requirements of the engineered steel building set to go on top. Utility stub-outs and conduit runs were placed before the pour, so nothing gets cut into finished concrete later.
Phase 2: Steel Building Erection & Dual-Function Design

With the foundation cured, our crew erected the engineered steel structure: the main 40′ x 65′ commercial building with the 40′ x 20′ shop attached directly to it as one continuous structure, not a separate building tacked on after the fact.
That “attached, not adjacent” design is the detail that makes this metal shop with office layout work. A large sectional overhead door on the shop’s side wall gives the client a dedicated bay for equipment and inventory, alongside a standard man door and a pair of windows, while the opposite gable end reads as a professional commercial entrance, with its own covered awning and storefront-style windows.
As steel building contractors working across North Texas, we hold that same standard on trim and panel work throughout: square corners, tight seams at the rakes and eaves, and a consistent panel reveal down the full length of the building. It’s the finish-level detail that separates a professionally erected commercial building from a kit shed, and it’s what sets up the interior finish-out that follows.
Phase 3: Interior Finish-Out
This is the phase that turns a metal shell into a functioning commercial office, and it’s the phase most metal building companies don’t offer in-house. Lamance Construction framed the interior office layout, ran insulation, electrical, and utility rough-in, then closed walls with drywall, paint, and finished flooring, while the attached shop stays an open, unfinished shell, exactly the way a working equipment bay should.
The finish level inside goes well past bare walls: a run of private offices, each with its own window, opens onto a shared common area and a custom-built break room with bold navy shaker cabinetry, a marbled countertop, and a stainless sink. A walk-in storage closet closes off behind a sliding barn door, and a central hallway, lined with matching navy interior doors, ties the layout together. Every floor in the finished space is polished, flecked concrete: durable, low-maintenance, and a step up from the bare slab most metal buildings are left with.
