40x40x12 Residential Metal Building
Midlothian, Texas
A 30′ x 30′ x 12′ insulated metal building with an attached covered lean-to, built from the pad up by one Lamance Construction crew in Agnus, TX.
Whether it’s a private workshop, equipment storage, or a dedicated space for projects and hobbies, an insulated metal building gives you year-round usability that an uninsulated pole barn can’t match. Insulation keeps summer heat and winter cold from turning your building into a box you can only use half the year, and it cuts down on the condensation that causes rust and rot inside an uninsulated shell.
For this Agnus, TX project, our client wanted exactly that: a properly built 30′ x 30′ insulated shop with enough clearance for vehicles and equipment, plus a covered lean-to along one side for additional protected outdoor storage — all handled on one property by one contractor.

Built for Everyday Use in Agnus, TX
The covered lean-to along one side, framed on its own wood posts, adds shaded, protected space for a trailer, equipment, or overflow storage without eating into the enclosed 30′ x 30′ shop itself. An oversized roll-up door on the gable end gives straight-in access for vehicles and equipment, and a poured concrete drive and apron carry traffic right up to the opening — no gravel, no mud.
The two-tone exterior, light gray upper panels over a dark charcoal wainscot with matching dark trim, is the same finish-level detail we hold on every metal building we erect: square corners, tight seams at the rakes and eaves, and a clean panel reveal down the full run of the building.
Why Choose an Insulated Metal Building?
Insulation is the difference between a metal building you can use twelve months a year and one you can only use in mild weather. On a 100°+ North Texas summer day, an uninsulated steel shell traps heat and turns into an oven; in winter, that same bare metal radiates cold straight through. An insulated wall and roof system keeps the interior workable in both directions.
- Temperature control — a usable interior year-round, not just in spring and fall
- Condensation control — insulation keeps warm, moist air from condensing on cold bare metal, which is what causes rust on tools and equipment and rot in anything stored against the walls
- Noise reduction — insulation dampens the drumming a bare metal building gets in wind and rain
- Energy efficiency — if the space is ever heated or cooled, insulation is what makes that affordable to run
